Major Refinancing Secured for Multi-City Industrial Portfolio
On August 3, 2026, JLL Capital Markets made a significant announcement from Dallas, revealing a successful arrangement of $213 million in refinancing for a diverse portfolio. This portfolio comprises eight Class A industrial buildings spread across key markets, including Chicago, Orlando, Philadelphia, Sacramento, and Washington, D.C., totaling an impressive 2.2 million square feet.
The loan was secured by JLL on behalf of the borrower, facilitated through PGIM Real Estate. The cross-collateralized structure of the financing offers both fixed- and floating-rate tranches, providing the borrower with optimal financial flexibility.
This portfolio is notable for its high functionality and institutional-grade assets, boasting an average clear height of 31 feet and an average construction year of 2015. Among the properties included are 17600 Shideler Parkway in Lathrop, California, Bent Oak Industrial Park Buildings 600, 700, and 800 in Orlando, Florida, and 2485 Commerce Center in Bethlehem, Pennsylvania. Additional locations include Manassas Logistics Center Buildings A and B in Bristow, Virginia, and 900 Windham Parkway in Romeoville, Illinois. The properties are impressively 98% leased, with tenants such as PODS, Freeman Expositions, Primark, and US Foods contributing to the occupancy.
The JLL Capital Markets Debt Advisory team, responsible for representing the borrower, was led by Senior Managing Director John Rose.
