Global Investors Return to US Real Estate Market Despite Past Concerns

The Facts -

  • Some global investors continue to invest in the US despite previous concerns.
  • European clients are resuming US investments after pausing due to policy changes.
  • Geopolitical stability and market conditions make US real estate attractive again.

Recent shifts in the global investment landscape have seen international investors rekindle their interest in the US property market. This trend is especially notable considering that just a few months ago, many had backed away from the market due to geopolitical uncertainties and policy changes. However, as highlighted during the PERE America Forum in New York, this retreat appears to have been temporary.

Among the steadfast investors are Australia's Aware Super, which acquired a significant stake in a US logistics venture, and the Korea Investment Corporation, whose deputy CIO, Sean K Lee, expressed continued confidence in the US market at a recent forum in Seoul.

Rohit Nerurkar from Mercer highlighted during a panel discussion that European clients are gradually resuming their US investments, having paused earlier due to US political upheavals. Despite ongoing political tensions, Canadian investors remain cautious but are expected to follow suit once the situation stabilizes domestically.

Elizabeth Bell from Hamilton Lane noted that the previous hesitation from Australian and Canadian investors has dissipated, largely due to the reduction in global volatility and the end of what she termed "political noise." This change signals a renewed interest in the US despite previous reservations prompted by tariffs and other political factors.

As observed by Laurel Durkay from Morgan Stanley, while interest in European investments peaked earlier this year, it has since declined. She attributes this shift to the compelling opportunities now present in the US market, characterized by favorable conditions like narrowing credit spreads and reduced interest rates.

The fluctuating investor sentiment underscores the impact that global headlines and macroeconomic factors have on investment decisions. While the US real estate market is currently experiencing a resurgence in foreign investment, this dynamic environment remains susceptible to future changes, as global conditions continue to evolve.
