Investment Opportunity in Dubai: Pathway to US Residency through Gateway 2040

Dubai, United Arab Emirates – Investors in the UAE will soon have a chance to explore a unique investment opportunity that combines infrastructure development with a pathway to US permanent residency. "Gateway 2040," a public-private partnership focused on revamping Orlando's International Drive tourism district, will be presented at the International Property Show (IPS) 2026, illustrating potential benefits for regional investors.

Scheduled from 7 to 9 September 2026 at the Dubai World Trade Centre, the IPS invites investors seeking international opportunities with the added incentive of long-term US residency. The showcase will highlight how the Gateway 2040 project aligns with the EB-5 Immigrant Investor Program, which grants qualifying investors and their families a pathway to US lawful permanent residency.

A Vision for Orlando's Tourism Future

Located at the junction of International Drive and Sand Lake Road in Orange County, Florida, Gateway 2040 aims to pedestrianize a pivotal area in Orlando's tourism hub. This venture seeks to create a comprehensive promenade network that will integrate with Orange County’s planned pedestrian bridge, supporting the broader I-Drive 2040 vision.

The project envisions more than mere sidewalk enhancements. The proposed promenade will expand and revitalize the sidewalks at the Sand Lake Road and International Drive intersection, featuring improved streetscaping, landscaping, and ADA-compliant accessibility features. This will create a unified pedestrian gateway into International Drive's entertainment area.

Joshua T. Wallack, Manager of Gateway 2040, LLC, voiced the project's ambition: “Gateway 2040 is about creating an arrival experience worthy of one of the world’s great tourism destinations. International Drive already has extraordinary hotels, attractions, restaurants and entertainment, but the opportunity now is to connect that energy through a truly pedestrian-focused public realm. For international investors, what makes the opportunity particularly compelling is that through the EB-5 programme, qualifying investors and their families have a direct pathway to permanent residency in the United States. For investors in Dubai looking not only at where they place their capital, but also at the long-term opportunities they can create for their families, that is an incredibly powerful proposition.”

EB-5: Investment with Residency Benefits

Gateway 2040 will serve as an EB-5 infrastructure project, attracting international investors keen on US infrastructure while seeking permanent residency. Funding will cover the design, permitting, and construction of the promenade, with property interests proposed to be conveyed to Orange County post-completion.

Qualifying infrastructure projects can benefit from the US$800,000 minimum EB-5 investment threshold and a 2% annual visa set-aside for infrastructure projects. Each investment must generate at least 10 full-time US jobs per investor, with Gateway 2040 expected to create employment across various sectors.

This investment structure offers a distinct advantage over temporary visa categories, as it provides a direct pathway to US permanent residency. Currently, visa numbers are available for qualifying investors from countries like the UAE, pending standard processing times and individual immigration approvals.

Long-term Economic Impact

Gateway 2040 is designed not just as an investment opportunity but as a project with the potential to deliver enduring public benefits to a vital tourism corridor in Orlando. The revamped promenade is set to enhance pedestrian safety, accessibility, and connectivity, stimulating economic vitality in the area.

The project is synchronized with Orange County’s pedestrian bridge program, aiming to deliver a cohesive pedestrian experience across the intersection. Planned phases include design and permitting, securing property interests, construction, and eventual integration with the pedestrian bridge.

Connecting Global Investors

The International Property Show 2026 offers Gateway 2040 a platform to connect with a globally diverse and investment-savvy audience. In its 22nd edition, the IPS will gather investors, developers, and industry professionals worldwide, facilitating international real estate and investment opportunities.

Representatives at the IPS will introduce Gateway 2040 to attendees, offering insights into the project’s benefits and its proposed EB-5 investment framework. Prospective investors can engage with the team at Stall E06, near Gate 8.
